What we do

Four things, done properly.

We deliberately keep our scope narrow. Every project is run by a lead carpenter who is on site daily, not a project manager juggling nine jobs.

Kitchen remodels

Custom cabinetry, stone counters, re-planned layouts, and the electrical and plumbing that has to move with them.

Typically $35,000 – $90,000 · 6–10 weeks

Bathroom renovations

Wet-room builds, curbless showers, heated floors, and waterproofing done to a standard you will never have to think about again.

Typically $18,000 – $45,000 · 3–5 weeks

Whole-home renovations

Full interior rebuilds for 1920s bungalows through 1980s ranch houses. Structural work, systems, finishes, all under one contract.

From $150,000 · 4–8 months

Additions & extensions

Primary suites, rear extensions and garage conversions, including the survey, permits and inspections.

From $95,000 · 5–7 months

How it works

No surprises, by design.

Most renovation stress comes from not knowing what happens next. So we tell you, in writing, before anyone picks up a tool.

STEP 01

Free consultation

We spend about 90 minutes at your house, measure properly, and talk honestly about budget. If your number and the work do not match, we will say so that day rather than three meetings later.

STEP 02

Design & fixed quote

Drawings, a materials schedule, and a single fixed price with a start and finish date. Change orders only ever happen if you ask for a change or we open a wall and find something genuinely unexpected.

STEP 03

Build

One lead carpenter, on site every day, reachable by phone. Dust barriers up, floors protected, site swept before we leave each evening. Weekly written progress update.

“They found rot behind the shower we did not know about, showed us photos the same hour, and the fix came in under the contingency.”

“Ten weeks quoted, ten weeks delivered. I have renovated twice before and never had that happen.”

“We lived upstairs through the whole thing. Dust barriers actually worked and the site was clean every night.”

Questions

The things people ask us first.

How much does a kitchen renovation cost?

Most of our kitchens land between $35,000 and $90,000. The spread comes down to cabinetry (stock versus custom), whether the layout moves plumbing or gas, and counter material. We give you a single fixed price after the design stage, not a range.

How long will my project take?

A bathroom is typically 3 to 5 weeks, a kitchen 6 to 10 weeks, and a whole-home renovation 4 to 8 months. Design and permitting happen before that clock starts and usually add 3 to 6 weeks.

Do you handle permits and inspections?

Yes. We pull all permits with the City of Austin and manage every inspection as part of the contract. You do not deal with the permit office at any point.

Can we live in the house during the work?

For a single bathroom or kitchen, almost always yes, and most of our clients do. We set dust barriers, protect floors and walkways, and keep at least one bathroom in service. For whole-home renovations we usually recommend moving out.

What areas do you serve?

Austin and the surrounding area within roughly 25 miles of downtown, which covers most of Travis and Hays County. Further out we will still come and look, but travel gets priced into the quote.

What does the warranty actually cover?

Ten years on our workmanship, on top of whatever the manufacturer gives you on appliances and fixtures. If something we built fails, we come back and fix it. That is in the contract, not a marketing line.

Are you licensed and insured?

Yes, fully licensed and carrying general liability and workers' compensation. We are happy to send certificates before you sign anything.
